Explanation

To state age, the person stands in the dative: «Мне 12 лет», «Тебе 20 лет», «Ему 15 лет», «Моему брату 9 лет», «Нашему дому 31 год». The question is «Сколько тебе (вам) лет?». A polite way to ask: «Извините, если не секрет, сколько вам лет?». We also use «исполнилось»: «Лоле исполнилось одиннадцать лет». With the numeral we use «год, года, лет»: «1 год, 2–4 года, 5–20 лет, 21 год, 22 года, 25 лет». («От всей души» means “from the bottom of my heart”).

Worked examples
“День рождения” (A birthday). Я поздравляю брата: „От всей души желаю тебе здоровья и успехов!“» (Today my brother is celebrating his birthday. He turned nine. Our grandfather is seventy-two and my aunt is thirty-four. Our house is already forty-one years old. I congratulate my brother: “I wish you health and success with all my heart!”)
